The rats of our apartments are per night for two persons. For every additional person there is a charge of 15 Euro. Children up to 6 years stay with us free of charge.
Our villa is intended to be a place of peace and relaxation and not a party location. Therefore, we rent our apartments to families and couples, but not to four or six adults. We provide a baby cot and high chair for babies. To make sure that no questions remain unanswered, here is everything you need to know at a glance.
Good to know
Payment & Deposit
To fix the booking, we charge a deposit of 30% of the reservation costs. You will receive a confirmation by e-mail. The invoice can be paid on the day before or on the day of departure (for an invoice we need all data in time).

Cancellation terms

Cancellations up to 8 weeks before departure are free of charge.

For cancellations up to 6 weeks before the start of the holiday, we charge a cancellation fee of 30% of the booked travel price.

If you cancel between 6 and 4 weeks before the start of your vacation, we will charge a cancellation fee of 50% of the booked travel price.

For cancellations between 4 weeks and 10 days before departure, we charge 60% of the booked travel price.

For cancellations from 10 to 3 days before the start of the trip, we charge 80% of the booked trip price

In the event of cancellation two days before arrival, no-show or early departure, 100 % of the travel price will be charged.
Dogs
Dogs are very welcome. We charge weekly a fee of 30 Euros for dogs.
We provide bowls free of charge. Please bring a blanket or basket for your four-legged friend.
Dogs should be kept on a lead throughout the area out of respect for other guests, regardless of their size. Dogs are allowed by the pool (not in the pool) and in the garden, but should not disturb (bark at) other guests. There is a dog toilet and nice walks right by the villa.
Garden
Our garden is terraced. There are various relax loungers, a swimming pool with deckchairs and parasols, a garden shower and many plants, palms and fruit trees (apple, apricot, plum, fig...) for a special alpine-Mediterranean feeling.
There is a playground for children with swings and a trampoline, a barbecue area and a campfire site for cosy evenings. You are welcome to help yourself to the various herbs in the garden and the ripe fruit on the trees.
Local tax
The local tax is charged per night and person and amounts to 2,30 Euro (except children under 14 years).
Arrival and departure
Check-in on the day of arrival is possible from 2 pm, check-out on the day of departure until 10 am.
As we are a small family business, arrival and departure is only possible on Saturdays. We ask for your understanding.
Minimum stay
In the high season (Christmas/New Year's Eve, semester break, Easter, Whitsun, summer until All Saints' holidays) only weekly bookings are possible - from Saturday to Saturday. The rest of the year, a minimum stay of three nights applies. Last minute short breaks are also possible - please contact us.
Final cleaning
The obligatory final cleaning costs between 70 and 100 Euros, depending on the size of the apartments - each additional cleaning on request costs 40 Euros.
Laundry
A free change of towels and linen is available on request. Please do not hesitate to contact us on site. A washing machine is available free of charge in all apartments.
Wi-Fi
There is free Wi-Fi throughout the house for our guests.
Parking space
Each flat has a reserved parking space free of charge - some of which are covered and permanently assigned to the flats.
Food / Bread roll service / Brunch boxes
Bread roll service: We offer our guests daily - except on Sundays and public holidays - a free bread roll service with rolls from the bakery "my bakery". This means that you order the desired rolls via WhatsApp by 6 p.m. at the latest - you will find a list in the apartment - and we will deliver the order free to your door by 8 a.m. The service is free of charge. The rolls will be charged at the end of your stay.
Brunch box: You can order a colourful brunch box from the bakery "my bakery" from Dorf Tirol until 11 am the day before. The brunch box contains fresh rolls, a croissant, various jams and honey, butter, sausage and cheese products, mozzarella tomatoes, honeydew melon with raw ham, yoghurt with muesli and a freshly squeezed juice. A box costs 20 Euros per person. The bill is settled at the end of the stay. If you prefer, you can also order just one box and a few rolls and croissants of your choice.
Product corner: In our small product corner you can buy regional and seasonal products such as butter, jam, honey, eggs, yoghurt, milk, muesli, biscuits, coffee...
Restaurant: Directly below Villa Bea is the Gasthof Ungericht. The inn is open all year round from 11.00 to 22.00 (closed on Mondays). Typical seasonal South Tyrolean dishes, homemade cakes and desserts are served.
Shopping: The nearest supermarket is in Riffian - about 2.5 km away (approx. 5 minutes by car).
