Payment & Deposit

To confirm your booking, we kindly request a deposit of 30% of the total cost. Once received, you will receive a written booking confirmation by email.

The remaining balance can be paid either in advance by bank transfer or directly on site – in cash or by card.

Cancellation terms

• Cancellations up to 8 weeks before departure are free of charge.

• For cancellations up to 6 weeks before the start of the holiday, we charge a cancellation fee of 30% of the booked travel price.

• ​If you cancel between 6 and 4 weeks before the start of your vacation, we will charge a cancellation fee of 50% of the booked travel price.

• For cancellations between 4 weeks and 10 days before departure, we charge 60% of the booked travel price.

• For cancellations from 10 to 3 days before the start of the trip, we charge 80% of the booked trip price

• In the event of cancellation two days before arrival, no-show or early departure, 100 % of the travel price will be charged.

Children

Children up to 2.99 are always free of charge
Children from 3 to 5.99 are season A, B and C free of charge and otherwise 10 Euro
Children from 6 to 13.99 are season A and B free of charge and otherwise 15 Euro
From 14 to 17.99 season A is free and otherwise 15 Euro
From 18 years always 20 Euro

Dogs

Dogs are very welcome. We charge daily a fee of 10 Euro for dogs.

We provide one bowl free of charge. Please bring a blanket or basket for your four-legged friend.

Dogs should be kept on a lead throughout the area out of respect for other guests, regardless of their size. Dogs are allowed by the pool (not in the pool) and in the garden, but should not disturb (bark at) other guests. There is a dog toilet and nice walks right by the villa.

Garden

Our garden is terraced. There are various relax loungers, a swimming pool with deckchairs and parasols, a garden shower and many plants, palms and fruit trees (apple, apricot, plum, fig...) for a special alpine-Mediterranean feeling.

There is a playground for children with swings and a trampoline, a barbecue area and a campfire site for cosy evenings. You are welcome to help yourself to the various herbs in the garden and the ripe fruit on the trees.

Local tax

The local tax is charged per night and person and amounts to 2,30 Euro (except children under 14 years).

​

Arrival and departure

Check-in on the day of arrival is possible from 3 pm, check-out on the day of departure until 10 am.

​

Minimum stay

In the high season (Christmas/New Year's Eve, semester break, Easter, Whitsun, summer until All Saints' holidays) only weekly bookings are possible - from Saturday to Saturday. As we are a small family business and all of us are also privately employed, we kindly ask for your understanding for this regulation. The rest of the year, a minimum stay of three nights applies. Last minute short breaks are also possible - please contact us.

Final cleaning

The obligatory final cleaning costs between 70 and 110 Euro, depending on the size of the apartments - each additional cleaning on request costs 40 Eur.

​

Laundry

A free change of towels and linen is available on request. Please do not hesitate to contact us on site. A washing machine is available free of charge in all apartments.

Wi-Fi

There is free Wi-Fi throughout the house for our guests.

​

Parking space

Each flat has a reserved parking space free of charge - some of which are covered and permanently assigned to the flats.

Food / Bread roll service / Brunch boxes

Bread roll service: We offer our guests daily - except on Sundays and public holidays - a free bread roll service with rolls from the bakery "my bakery". This means that you order the desired rolls via WhatsApp by 6 p.m. at the latest - you will find a list in the apartment - and we will deliver the order free to your door by 8 a.m. The service is free of charge. The rolls will be charged at the end of your stay.

Brunch box: You can order a colourful brunch box from the bakery "my bakery" from Dorf Tirol until 11 am the day before. The brunch box contains fresh rolls, a croissant, various jams and honey, butter, sausage and cheese products, mozzarella tomatoes, honeydew melon with raw ham, yoghurt with muesli and a freshly squeezed juice. A box costs 22 Euro per person. The bill is settled at the end of the stay. If you prefer, you can also order just one box and a few rolls and croissants of your choice.

Product corner: In our small product corner you can buy regional and seasonal products such as butter, jam, honey, eggs, yoghurt, milk, muesli, coffee...

House rules - Quiet times 

Our villa is a place of peace and relaxation. We therefore ask you to respect our quiet hours:

• From 22:00 to 07:00 (in winter from 21:00) special consideration applies. Let the silence work its magic on you and enjoy the relaxed atmosphere Thank you for your understanding and consideration.

​

However, you are welcome to use our barbecue area for sociable evenings and sit together until the early hours of the morning - please ensure that the peace and quiet in the house is maintained. Thank you for your understanding and consideration!

Handing over the keys
We always look forward to getting to know our guests - that's important to us! However, so that you can arrive relaxed, we will leave the key in a letterbox in the garage labelled with the name of your flat. You will of course receive the access code before you arrive. This means you can arrive without rushing and without contacting us - we'll be in the house if you need us, but it's entirely up to you when you want to check in!

Restaurants:

Right next door to Villa Bea, the traditional Ungerichthof inn invites you to relax and enjoy its culinary delights. Hot meals are served continuously from 12 noon to 8:30 p.m., featuring seasonal specialties and authentic South Tyrolean dishes prepared with love and care.

The Ungerichthof is not only known for its stunning views and sunny terrace, but also for its charming little museums: look forward to a tractor museum, a collection of vintage Vespas, and a lovingly curated doll exhibition – a true pleasure for guests of all ages.

Families especially appreciate the large playground right next to the inn, where children can play freely while parents unwind. Various farm animals also bring joy to young visitors, making it a memorable experience for the whole family.

The inn is open from Easter until All Saints’ Day, as well as during the Christmas holidays. Closed on Mondays.

Tip: Villa Bea and the Ungerichthof together are almost like a cozy half-board arrangement – but much more relaxed and personal!

Just about 500 steep meters downhill, you’ll find the popular Hilberkeller – a truly special place full of charm. Set within the historic walls of a former wine cellar, guests can enjoy hearty, traditional South Tyrolean dishes, juicy steaks, and delicious grilled specialties.

The spacious sun terrace with its breathtaking panoramic view is particularly inviting – perfect for a relaxing outdoor meal. Dogs are warmly welcome as well, making the Hilberkeller a great insider tip for dog owners.

The restaurant is open for lunch and dinner. During the high season, it is closed only on Tuesdays.

Tip: Due to its popularity, making a reservation is highly recommended.

 

Shopping: The nearest supermarket is in Riffian - about 2.5 km away (approx. 5 minutes by car).
